Qualifying Guidelines
All adult applicants 18 or older must submit a fully completed, dated, and signed residency application. Applicant(s) must provide proof of identity.
Income
Gross (before taxes) total combined income of all occupants age 18 or older is considered for the maximum and minimum. This income includes wages, salary, tips, bonuses, commissions, social security, annuities, pensions, retirement benefits, alimony, child support, family assistance, interest from assets, etc.

Employment History
- Employment verification will be completed to verify stable employment.
- Applicants must have a combined gross income of at least three (3) times the monthly rent.
- Self‑employed applicants may be required to produce (upon request) 2 years of tax returns or 1099s.
- Non‑employed individuals must provide verifiable proof of income.
- Provide information for at least the past two years of employment.
Residential History
- Rental verification will be completed to verify stable address history and good previous and/or current rental references.
- Previous rental history must reflect timely payment; sufficient notice to vacate; no complaints regarding noise, disturbances, or illegal activities; no unpaid NSF checks; and no damage to the unit or failure to leave the property clean at lease termination.
- No evictions filed within the last seven years.
- Applicants must have no more than 2 addresses during the past year and have at least 6 months payment history.
Students
Some but not every occupant of an apartment can be a full‑time student unless certain conditions exist. Full‑time student status is determined by the institution that you attend.
Criminal Background
Potential residents cannot have a felony conviction within the past 7 years for the illegal manufacture or distribution of a controlled substance; a physical crime resulting in bodily harm; or a physical crime resulting in damage or destruction to property. Potential residents cannot have a felony conviction for any sexual offenses ever. A criminal background check will be run on all applicants.
Family Assistance
- If you receive monthly assistance from a friend or family member, the donor must provide a notarized letter stating the amount.
- If the amount is greater than $300, the donor must provide a tax return showing sufficient income to make this monthly payment.
- The gift can be no greater than 10% of the donor’s gross income.
Notice: Our company policy is to report all non‑compliances with the terms of your rental agreement or failure to pay rent (or any amounts owed) to the credit bureau and/or a collection agency. If the amount is disputed, it will be reported as disputed in accordance with law. All information given during the application process will be retained as part of the file, whether approved or denied.
Fees & Deposits
Security Deposit: $300 Application Fee: $85 per applicant, non‑refundable. (Both fees due in money order only.)
If your application is declined for any reason, the application fee remains non‑refundable. Please make sure you understand these guidelines prior to applying.
Pet Policy & Fees
- Up to two pets under 35 lbs each per apartment with a signed pet addendum and payment of pet fees.
- $200 pet fee per pet (non‑refundable), due at move‑in or prior to pet acquisition.
- $30/month per household pet rent.
- Caged animals (no pet fee required) allowed with approval. (No snakes or ferrets.)
- No aggressive breeds including, but not limited to: Pit bulls, Bull Mastiff, Rottweiler, German Shepard, Husky, Doberman Pincher, Chow Chow, Akita, and Wolf Hybrids.
Other Policies
- No commercial vehicles.
- Occupancy: Two persons per bedroom allowed.
